“What I like about being an agent is that I meet a lot of people and I am happy when I can find a solution for them. I also learn something every day,” Mr Khan said.
Living in Quakers Hill with his family, Mr Khan took over the Century 21 Quakers Hill business at the beginning of March, happy to be working in the area he knows so well.
Originally from New Zealand, Mr Khan has been in real estate for the past 15 years, so he has seen the highs and lows of property in Australia and New Zealand.
Before going into real estate, he was a production manager for a steel plant, but selling properties, with his knowledge of the market, is a natural fit.
And working under the reputable banner of Century 21 puts that extra spring in his step.
“There are a lot of cowboys in the business but tough market conditions weed them out,” he said.
“People think selling real estate is a piece of cake but it takes a lot of knowledge and understanding of a complex market.”
Dealing with vendors with unrealistic expectations of price also is a challenge that Mr Khan is faced with constantly - in good and bad times.
“That’s why I like auctions, as it educates vendors with what the market is telling them,” he said.
Not that auction is the preferred method of sale around Quakers Hill.
Mr Khan said overseas investors from China, Korea and Malaysia were driving up the market, even in the west.
“Quakers Hill might be more expensive than, say, Tregear and Willmot, but it brings better returns for investors,” he said.
Of course, that makes it more difficult for first homebuyers to get into the market, although there were still properties in Quakers Hill for around $650,000, a better option than the more expensive Ponds, Stanhope Gardens and Kellyville areas.
With more land being released and more apartments being built, Mr Khan can see the market steadying, “existing on water more than energy drinks”.
Whichever way it goes, Mr Khan and his team are geared up to do the best by vendors and buyers.
Mr Khan says he feels “very blessed” to have a good team around him in Shikha Anand, Sabha Taimoor, Geoff Bayly, Tom Beavan, Tony Sahota and Jay Singh Ahluwalia.
“I also appreciate Charles Tarby and George Tarby, for accepting me as part of the Century 21 family,” Mr Khan said.
“Jay and I do realise that we have a very big shoe to fill, as the previous principal, Ruma Mundi had set very high standards, but we believe that we are up to the challenge.”
